Overview

From creating a space that worked for both a family and a business, to incorporating a range of unkempt outbuildings, to rotating the aspect of the building 180 degrees, this project was certainly not short of challenges. 

Brief

A stunning conversion of a dilapidated farmhouse and outbuildings into a seven-bedroom home with generous living spaces, games room, swimming pool and adjoining office space – all in keeping with the local area and with creative build and architectural solutions to numerous challenges.

Solution

Our team of design experts created a home that beautifully connects to a swimming and games room, as well as a modern barn style office:   

  • New planning permission to overturn previous decision for separate dwellings for outbuildings

  • Project manage two projects side by side – residential and business

  • Phase 1 – the house and office

  • Phase 2 – the swimming pool and games room

  • Implement matching gable to add symmetry

  • Re-open the former site access to the South for the sole use of the dwelling.

The full story

With dreams of transforming the once working farm into a family home and a place for our client, Mr Barker to run his construction company (and the construction company for the project), NB Construction, the couple contacted us– Swann Edwards – to help them with the ambitious conversion project.

Originally the previous owner had applied for and received planning permission to change the use of the outbuildings into separate dwellings, which meant that we needed to reapply for new planning permission.

Due to the complexity of the build, it was decided that we run the project in two phases. Therefore, two design and access statements were created. Phase 1 was the completion of the main property and the offices, due to these being an obvious priority. Phase 2 was then the construction of the swimming pool and games room, which connected the property to the office. The build process probably lasted about two years overall, with the two phases.

Situated in Tilney All Saints, King’s Lynn the site itself benefits from being located within an area of established properties and is on the old main route between Wisbech and King’s Lynn.

Creating a spectacular property and office in Tilney All Saints

With an existing farmhouse, a range of outbuildings, some hay shelters and various other outdoor buildings in a very poor state, there was plenty of opportunity to bring this old farm back to life.

Because of the condition of the house, it needed to be totally redesigned, so the radical decision was made to alter the direction it faced and swing the whole project round 180°

With only one gable existing, the plans were drawn up to build a matching gable with a central entrance in between, making it much more symmetrical and attractive to look at.

With such a large plot, it was also possible to separate the entrances for the house and the business. It was decided to leave the current access for use by the business and another old entrance was reopened further along the road and a driveway built, bringing access to the home round into the courtyard in front of the house

As the owner of a construction company, Nick Barker was able to manage the building of the property and because of this, the build process went very smoothly.

The ground floor of the house was altered quite significantly. Opening the big entrance hall and working round the chimney stack, Swann Edwards were able to create a light and airy central area that connected all the living spaces. With three reception rooms and a large kitchen and living area which leads into the games areas, the ground floor now offers plenty of space for modern family living.

Upstairs the bedrooms are situated over two floors, with three bedrooms on the first floor, all with luxury en-suite bathrooms, and a further four bedrooms on the second floor.

Our main role when it comes to projects such as this is creating functional and beautiful homes for people to enjoy.
